Answer:
Yes — if your property is in a Bushfire-Prone Area (BPA), this will affect your design, material selection, and certification requirements. All sites flagged as bushfire-prone must undergo a Bushfire Attack Level (BAL) Assessment, which determines the risk level and what upgrades are needed for compliance.

BAL ratings range from BAL-LOW to BAL-FZ (Flame Zone). Expandify homes are typically suitable for BAL-LOW to BAL-29, depending on site conditions.

If your site falls within a BPA:

  • A BAL report will be required
  • Fire-rated upgrades may apply (e.g. ember screens, sealed vents, upgraded glazing)
  • Cladding and insulation materials must meet specific flame-resistance standards
  • Site layout may be adjusted to comply with minimum clearance requirements

Expandify will advise you during your Prelim if a BAL report is required. The report and any associated design changes are not included in standard pricing and will be quoted separately.
