Yes — you can still build with Expandify in a flood-affected area, subject to approval.
If your property is located within a mapped flood zone, additional documentation will be required for compliance. Expandify can help coordinate this process by:
- Requesting the required flood height data from council or local authorities (councils may charge a fee)
- Engaging third-party consultants to prepare the required flood report
- Confirming whether the standard footing system can be used or if engineering upgrades are required
Each flood zone is assessed on a case-by-case basis. In rare situations, a site may be deemed unsuitable if the flood risk is too extreme or no suitable mitigation measures can be approved.
Flood reports are not included in the standard pricing. These are quoted separately and coordinated by Expandify as part of the Prelim or DA phase.
