As part of the Site Assessment and Preliminary Council Assessment Report (Prelim), Expandify checks for all relevant overlays that may impact your build.
Examples are (not limited to):
- Bushfire-prone areas
- Flood risk zones
- Acoustic overlays (e.g. main roads, train lines)
- Arborist or vegetation overlays (e.g. tree protection zones)
- Zoning restrictions or development constraints
Overlay checks are completed during the desktop and planning analysis phase of the Prelim or Site Assessment. However, official overlay reports (e.g. BAL, flood, acoustic) are not included in the base fee.
If required, these are:
- Quoted separately depending on the type of overlay and council requirement
- Organised and managed by Expandify as part of the DA or CDC process
