Before any Expandify dwelling can proceed to final engineering and approvals, a number of site-specific reports may be required. These reports ensure your home is designed and certified in full compliance with the National Construction Code (NCC) and local planning laws.
The most common site-specific reports include:
- Soil Test (Geotechnical Report)
Assesses the soil type and reactivity to design the correct foundation system (e.g. BMSA kit suitability or piers). - Wind Classification Report
Identifies the wind speed your site must withstand (e.g. N2, N3, C2) and determines structural bracing and fixings. - Topographical or Contour Survey
Measures the slope, fall, and elevation changes of the site. Required where slope exceeds 250mm per 5m or for complex site access. - Bushfire Attack Level (BAL) Report
Required if your property is located within a bushfire-prone area. Determines if the design must include fire-rated materials. - Flood Impact Report or Mapping
Needed if your property falls within a flood overlay. Assesses whether elevated construction or special drainage is required. - Acoustic Overlay Report (if applicable)
Required near major roads, railways, or airports to determine soundproofing measures.
