Council overlays may impact the approval pathway, design, or cost of your Expandify project. These are site-specific planning constraints imposed by local authorities.
Common overlays include:
- Bushfire zones (BAL rating) – may require fire-rated materials and upgraded windows
- Flood-prone areas – could require elevation or drainage solutions
- Acoustic overlays – may apply near major roads, railways, or airports
- Environmental or heritage overlays – restrict external changes or construction methods
- Character or streetscape overlays – influence roof shape, cladding, or façade
Expandify reviews all overlays as part of your Prelim and will advise if additional reports or upgrades are needed. Fees for overlay assessments are charged separately.
