This setup is commonly used for:

  • Large blocks with flexible zoning

However, placing two homes on a single lot requires assessment of:

  • Minimum lot size for multiple dwellings
  • Local zoning (R2, RU5, etc.) and FSR (Floor Space Ratio)
  • Available services (power, water, sewage capacity)
  • Fire separation distances and easement compliance
  • Site access for dual installation and crane placement
