No — Expandify homes are not currently suitable for BAL 40 areas.
The highest bushfire rating supported by our current construction system is BAL 12.5. This applies to both wall and roof systems, which include:
- Metal cladding
- Fireproof breathable membrane
- Rockwool SIP insulation panels (roof and walls)
If your property falls within a mapped BAL 19, BAL 29, or BAL 40 zone, your home would not be eligible for construction using the standard Expandify system.
In some cases, the BAL rating can be reduced via vegetation management or alternative fire path assessments. While Expandify does not currently offer upgraded BAL cladding systems, we can assist in referring customers to bushfire consultants for downgrading advice if they wish to pursue this path.
