No — bushfire reports, including Bushfire Attack Level (BAL) assessments, are not included in Expandify’s $5,000 Site Assessment.

If your block is within a mapped bushfire-prone area, a BAL report will be required for council approval, whether you’re proceeding via CDC or DA.

Here’s how it works:

  • Expandify identifies the potential need for a BAL report early in the planning process based on property zoning and overlays
  • If required, we coordinate the report through a qualified consultant on your behalf
  • The report determines your site’s BAL rating and advises whether the standard cladding system is suitable

BAL reports are always quoted separately, and the cost is passed directly to the customer. Other overlays like flood risk, acoustic testing, or arborist reports follow the same model — arranged and coordinated only when needed.
