Yes — Expandify homes are built using a cladding system that is compliant with BAL 12.5.

This includes:

  • External metal cladding for weather protection
  • A fire-resistant foil breathable membrane
  • A 100mm rockwool core SIP (Structural Insulated Panel) wall system
  • Integrated steel framework for rigidity and fire resilience

This entire wall and roof construction has been engineered to meet BAL 12.5 requirements as standard, without needing any additional upgrades or product substitutions.

Important notes:

  • BAL 12.5 is the maximum rating currently supported by Expandify’s standard construction system
  • Sites with a BAL rating of 19 or higher are not currently serviceable unless the rating can be reduced through vegetation management or special council exemptions
  • The BAL suitability of your site is formally assessed during the planning or approvals phase if your property is in a bushfire zone
