Answer:
A contours and details site survey (also known as a topographical survey) provides a scaled map of your land showing elevation levels and key surface features. This is often required when your site has slope, poor access, or overlays that impact where and how your Expandify home can be installed.
The survey is conducted by a licensed surveyor and typically includes:
➤ Elevation Data
- Ground levels captured across the block at 0.25m or 0.5m contour intervals
- Used to determine slope and whether the fall exceeds Expandify’s maximum 250mm every 5 metres
➤ Surface Features
- Location of trees, fences, sheds, retaining walls, and driveways
- Identification of visible utilities such as stormwater pits, sewer lids, and manholes
- Existing structures (dwellings, garages, sheds) and setback confirmation
➤ Site Boundaries
- Accurate position of property boundaries and any easements
- Helps ensure the granny flat is placed in a compliant location with required setbacks
➤ Access and Crane Requirements
- Assesses whether crane and truck access will be possible
- Identifies any site restrictions like steep driveways or narrow gates
Why it's needed:
- Required where slope or non-standard access may impact install
- Used in engineering, foundation design, and energy assessment
- Essential for compliance with council and NCC regulations
Expandify will advise if a contours and details survey is required after your Prelim. We can arrange this survey through a preferred provider or assess a report you supply, provided it meets the required standards.
