All Expandify homes are supplied with a complete documentation pack, tailored to your package type (DIY or Complete).

This includes:

• Class 1a building certification for dwelling classification
• Structural engineering certification for walls, roof, flooring, and subfloor systems
• Framing and tie-down detailing for on-site compliance
• BMSA footing engineering layout and specification
• BAL 12.5 statement (if applicable to your site)
• Energy Efficiency Report to meet 7-star requirements
• Floor plans, elevations, and electrical layout
• CDC application documentation (if your site qualifies)

If a Development Application (DA) is required instead of CDC, Expandify can coordinate additional documents and overlays (quoted separately) including flood reports, bushfire assessments, and town planning input.

All documents are included in your base package pricing unless additional engineering is required due to site conditions.
