The DIY Dwelling Kit is designed for experienced customers who are either owner-builders or working with their own licensed builder. It includes the same Expandify home, quality, and warranty as our Complete Package — just without installation, approvals, or utilities handled by us.

What’s included:

• Expandify home in flat-pack form with full internal fit-out
• Pre-installed wiring and plumbing rough-ins
• Foundation kit for H1 soil (steel stumps, up to 750mm height)
• Delivery and Franna crane (within 100km of capital city port)
• Engineering and compliance documentation for certification
• Decorative modwood decking, blinds, TV cabinet
• Installation instructions and layout drawings

What’s not included:

• Site preparation, installation, or council submission
• Overlay reports or DA assistance
• Compliance sign-off or final certification
• Utility connections
