The maximum allowable size for a granny flat is determined by your local council and varies by state. Expandify offers fixed-size dwellings that align with most common state rules:

In New South Wales and Victoria, granny flats are generally permitted up to 60sqm.

In Western Australia, dwellings may be allowed up to 70sqm depending on zoning.

Expandify homes are currently available in 50sqm (Crest) and 80sqm (Peak), with 60sqm models expected in future product releases.

Even where 80sqm is permitted, approval depends on overlays, site conditions, and council rules. Your Prelim will confirm what is allowed on your block.
