Expandify homes require a finished floor level height between 400mm and 900mm above ground, depending on the site conditions and local council requirements. This clearance allows for adequate airflow, structural stability, and compliance with installation regulations.

The final ground clearance is determined during the Site Assessment phase, where your land’s slope, soil type, and drainage are reviewed. It’s important to note:

  • For sites with minimal slope, a standard clearance around 400mm is typical.
  • On sloped blocks or uneven terrain, the subfloor can be raised up to 900mm using the adjustable BMSA footing system.
  • Custom engineering may be required for elevated installations above 900mm, and additional fees apply.

The required clearance is built into the installation design — no additional request is needed from the customer. This system ensures the home is level and compliant with NCC regulations and local council policies.
