Expandify homes are priced based on the selected model, your location, site conditions, and compliance pathway. We do not provide generic one-size-fits-all pricing because every block has different council, foundation, and access requirements.

Our fully installed pricing is part of our Complete Dwelling, Council & Installation Package. This includes not only the Expandify dwelling itself, but also the site delivery, approvals, builder installation, crane lift, and all compliance sign-offs. Final pricing is fixed once your site and zoning have been verified.

General pricing guide (subject to site conditions):

  • The Crest (50sqm) – from $135,000 AUD
  • The Peak (80sqm) – from $185,000 AUD

Additional costs may apply if:

  • Council requires DA instead of CDC
  • Bushfire, flood, or acoustic overlays are triggered
  • Access requires a larger crane or alternative lifting methods
  • Footing upgrades are required (e.g. H2 or P soil)

Required before contract:

  1. $500 Preliminary Site Feasibility Check (Prelim)
    • Zoning, overlays, approval pathway
    • Confirms CDC vs DA eligibility
  2. $5,000 Full Site Assessment
    • Soil Test (geotechnical engineer)
    • Site Level Survey
    • Wind Rating (for roof engineering)
    • Sewer and Stormwater Mapping
    • Site Photos and Crane Access Check
    • Final Engineering Sign-off Prep

Overlay assessments such as BAL (Bushfire Attack Level), flood, and acoustic reports are not included in the Site Assessment and are charged separately as required. This is determined during the Prelim review.
