Overlay types that may incur extra costs:

• Bushfire (BAL) zones – require fire-rated design upgrades
• Flood zones – may require elevation or site-specific drainage solutions
• Acoustic overlays – can require soundproofing or façade changes
• Heritage, vegetation, or slope overlays – trigger DA pathway or special approvals

Costs can include report fees, certifier input, and upgrade materials. These are quoted after your Prelim and confirmed before the contract stage.
