The finished floor level (FFL) for Expandify homes is typically set between 400mm and 900mm above natural ground level.
The exact height depends on your site slope, soil type, and local conditions. The BMSA footings allow for height adjustment at the time of install to achieve a level home across the entire footprint. If a higher elevation is required (e.g. flood-prone areas or steep sites), a structural engineer will assess and determine if custom footings are possible.
Key points:
- 400mm is the minimum height permitted by our engineered system
- 900mm is the standard maximum included
- Heights above 900mm are possible with upgraded engineering and extra fees
The finished height also impacts the number of stair risers, handrail requirements, and clearance under the home, all of which are factored into your install.
