Class 1a: A fully habitable dwelling, including kitchen, bathroom, laundry, bedrooms, and living areas. Approved for full-time occupancy and subject to strict building codes.

Class 10a: A non-habitable structure such as a shed, carport, or garage. Not approved for living in and does not require the same approvals or certifications.

Expandify homes are Class 1a by default — whether you use it as a granny flat, rental unit, or home office, it is still treated as a dwelling and must follow residential approval pathways.
