If you’ve received a Peak model quote from Expandify, this article breaks down what’s included, how pricing works, and what each section means — so you can make an informed decision.

This applies to the Peak 80sqm model – Complete Package, delivered and installed by a licensed builder.


What is the Peak Model?

The Peak is Expandify’s larger 80sqm expandable dwelling, offering more space and flexibility for families, rentals, or dual occupancy. It includes a 2, 3, or 4-bedroom layout with kitchen, bathroom, laundry, and a front patio (1.8m depth) — all certified to Class 1a dwelling standards.

This model is ideal for multigenerational living, investor rentals, or permanent homes on large blocks.


What’s Included in the Base Price?

Manufacture and Delivery:

Factory-controlled construction in Expandify’s offshore facility

Full internal fit-out (kitchen, bathroom, laundry)

Flat rate international freight to the nearest capital city port

Onward delivery to site (within 100 km of port)

Installation and Builder Services:

On-site installation by a licensed builder

Standard crane access (conditions apply)

Installation of Modwood decking and stairs

Site coordination by an Expandify project manager

Internal Fit-Out:

Kitchen: Cabinets, benchtop, sink, mixer, splashback

Bathroom: Shower, toilet, vanity, mirror, towel rail, exhaust fan

Laundry: Sink, mixer, cabinetry, and plumbing connection

Flooring: Timber-look vinyl throughout

Electrical: Powerpoints, light switches, downlights

Standard Inclusions:

2.4–2.7m raked ceiling (fixed)

Built-in TV cabinet, blinds, Modwood patio decking, decorative wall panel

Structural certification and engineering documentation

Energy Efficiency Report

CDC approval submission and coordination


What’s Not Included in the Base Price?

Several common exclusions may apply to your quote and are assessed during the Prelim and Site Assessment phase.

Site Preparation:

Earthworks, levelling, vegetation clearing, or access improvements

Expandify homes are not compatible with slab installation

Utility Access:

Trenches longer than 10m are billed separately

External water, sewer upgrades, power mains upgrades

Council Overlays:

Bushfire (BAL), flood, acoustic, or heritage overlays

Additional reports are quoted separately where required

Customisation or Upgrades:

Internal layout changes (e.g. removing rooms, repositioning wet areas)

Sliding door upgrades ($1,000 each)

Larger Windows (from $250 each)

Optional features like air conditioning or alternate finishes


Does the Quote Include the Site Assessment and Prelim Check?

No — the quote is based on general pricing and is not fixed until the following steps are completed:

Prelim ($500): Zoning, overlays, and high-level site eligibility

Site Assessment ($5,000): Full site survey, topography, access analysis, and soil classification

Once these are complete, we can confirm exact delivery, compliance, and access costs.


Is the Quote Fixed Price?

Your quote becomes fixed only after the Site Assessment has been completed and the final contract is issued.

Valid for 60 days

Includes builder installation, delivery, crane, and inclusions

Remains unchanged unless your site or layout changes


What’s the Payment Schedule?

The Peak model uses the same standard payment schedule as all Complete Packages:

Expandify Portion:

30% deposit on contract

30% prior to international dispatch

30% on delivery to site

10% on completion/handover

Builder Portion:

5% at contract signing

45% at port arrival

50% on builder handover

Builder and Expandify items are shown separately on your quote.


Do You Offer Finance?

Expandify does not provide in-house finance, but we can refer you to trusted brokers experienced with modular lending. 

Eligibility is subject to lender approval and zoning conditions.
