If you’ve received a Crest model quote from Expandify, this guide explains what’s included, how pricing works, and what to look out for — helping you make an informed decision.

This applies to the Crest 50sqm model – Complete Package, installed by a licensed builder and approved via the CDC pathway (where eligible).


What is the Crest Model?

The Crest is Expandify’s compact 50sqm expandable home — ideal for small families, singles, or couples looking to add a legal secondary dwelling on their property. It features a 1 or 2-bedroom layout, full kitchen, bathroom, laundry, and patio — all within a compliant Class 1a dwelling structure.

Its space-efficient layout and fast installation make it popular for rentals, family accommodation, or backyard living.


What’s Included in the Base Price?

Manufacture and Delivery:

Factory production in Expandify’s offshore facility

Complete internal fit-out installed before dispatch

Delivery to port and onward to site (within 100 km of capital city port)

Folded delivery format with full steel frame and wall system

Installation and Builder Services:

On-site expansion and assembly by a licensed builder

Modwood patio and stair installation

Coordination of builder activities and crane logistics

Standard 25T crane hire included (conditions apply)

Internal Fit-Out:

Kitchen: Cabinets, splashback, benchtop, sink, mixer tap

Bathroom: Shower, toilet, vanity, towel rail, mirror, exhaust fan

Laundry: Cabinetry, sink, mixer, and plumbing connections

Living Room: Built-in TV cabinet, ceiling fan, blinds, decorative wall panel

Flooring: Timber-look vinyl across all rooms

Inclusions Across All Quotes:

2.4–2.7m raked ceilings

Electrical fit-out: downlights, powerpoints, switches, smoke alarms

Wall insulation, underfloor insulation, roof insulation

CDC approval coordination, engineering certification, energy report


What’s Not Included in the Base Price?

The following are not included by default but may be added or quoted separately depending on your site:

Site Works & Access:

Levelling, cut and fill, or vegetation removal

Non-standard access or crane upgrades

Overhanging trees, powerlines, or slope correction

Utility Services:

Trenching beyond 10m for power, water, and sewer

External mains upgrades or meter connections

Council Overlays:

Bushfire (BAL), flood, acoustic, or heritage overlays

Extra reports or DA support if CDC is not available

Customisation Requests:

Internal layout changes (e.g. moving rooms or doors)

Additional internal doors ($250 each)

Sliding door upgrades ($1,000 each)

Disability access ramps or widened bathrooms


Is the Prelim and Site Assessment Included in the Quote?

No — quotes are based on general inclusions and are not fixed until the following steps are completed:

Prelim ($500): Desktop review of council zoning and overlays

Site Assessment ($5,000): Full survey, slope review, soil classification, and access check

The Site Assessment determines if your quoted install conditions are feasible or if additional costs may apply.


Is the Quote Fixed Price?

Once your Prelim and Site Assessment are complete, and final contract is issued, your price is fixed.

Valid for 60 days from issue

Includes manufacture, delivery, installation, and approvals

Subject to no changes in site or layout

Rural delivery, overlay reports, or slope issues may add cost — but these are quoted in advance during assessment.


What’s the Payment Structure?

The Crest Complete Package follows Expandify’s standard staged payment system:

Expandify Portion:

30% at contract signing

30% prior to offshore dispatch

30% on delivery

10% at completion

Builder Portion:

5% deposit

45% on delivery to site

50% at handover

Quotes clearly separate Expandify and builder charges to assist with budgeting and finance.


Do You Offer Finance?

Expandify doesn’t offer in-house finance but can refer you to brokers familiar with modular and secondary dwelling lending. 

Lenders may request your quote and council eligibility before issuing finance pre-approval.
